Refund Policy: We do not provide any refunds in general. However, if we are able to re-rent the property, we will refund the price rented less service costs of $3,000.

Pool is open from Memorial Day to Labor Day each year.

This reservation is completely non-returnable irrespective of the channel policies you booked at. We do not provide refunds if for example one or few people in your event have COVID. We have Instant bookings on but reservations are confirmed 24-48 hours after booking to make sure all details can be worked out. 1) Pool is open from Memorial Day to end of September. For off season Pool request, please let us know it requires additional costs and availability at $650 for each home in a week. Please note that if the temperatures are too low outside (month of March/early April/ October) the pool will not heat properly. Pool can be added in March and till end of October. 2) Property is in 4x4 area, and you will need a car to drive on sand - 4x4. We have parking available for your friends and family 3 miles away from the home who do not have a 4x4 and it is your responsibility to bring them to the home. We will cover the costs of parking at outside location up to 9 cars. You can park 15-20 cars on the site.

Still hung up about 4x4: To get to the home, you will need to have a 4x4 car (which you may own/rent or someone in your group will have one). There is a parking spot on the pavement (which is about 3 miles from the home). If you do not have 4x4 car and someone else in your event does, you will park over there and then have your group member drive you to the home. At this spot, you also have air pumps to deflate and inflate your 4x4 car. Once you are at home, you can appreciate the beach and the stay. It requires a little bit of coordination initially, but it is not that difficult. Most people once they get to the property, would probably won't like most other beach homes because of its uniqueness. We just had a event rent from us and initially they were concerned. After staying there for a week, they now want to book again for next year. There are also places where you can rent a 4x4 car if no one in your group has one.

The homes are on the beach. So you have to drive up the beach (with reduced tire pressure roughly 10-15 pounds to get to the home). Usually it is an easier drive during low tide and when it is not extremely hot. Otherwise the sand on the beach does require you to make sure you have reduced air to 10 pounds etc.
